Stephen has experience with multi-family, industrial, office, and retail real estate. He graduated St. John’s University with a B.S. degree in Finance, cum laude. Extremely hard-working, he is always passionate about the working goals he establishes. In 2012 he started DeBaise Lawn. Seven years later, with 50 weekly accounts and over 250 satisfied clients, he sold the business he built in pursuit of an internship at Webster Bank in their commercial real estate group.
At Webster Bank, Stephen performed underwriting analysis on a total $35.5M credit exposure consisting of two revolving credit lines for a public real estate company. During the underwriting process, he redesigned and improved an internal valuation model to determine ‘as is/stabilized’ values of a portfolio of collateral properties. He also developed the first draft of a deal memorandum for eventual credit approval of a $14.8M construction loan to build a 125,000 SF industrial building.
He assisted the Portfolio Management team with the loan monitoring process by preparing written annual reviews on assigned loans. Using financial analysis of borrower property cash flow, rent roll, and market fundamentals he monitored and applied credit risk ratings to sponsors and subject properties. He performed lease analysis to determine value impact from new leases, including tenant improvements and leasing commission cost. Following the same business model as his landscaping business, Stephen is looking to grow and foster new relationships through his clients’ needs.
